Questions for Pre-construction meeting

So our pre-construction meeting is scheduled for March 19th and we are supposed to break ground on March 25. Hopefully it didn't get delayed due to this nasty cold in the last couple weeks. So I have read so many blogs for questions to ask on pre-con and trying to come up with my own list. please let me know if I am missing something. 


  1. Timeline - the sooner the better. Cant wait already
  2. Ceiling - Rough or smooth (most probably its gonna be what they call knock down stipple ceiling)
  3.  Morning room door - Sliding glass or patio style
  4.  Fan rough in in morning room - how will the outlet be placed on a sloped ceiling
  5. Extra support for wall mount TV in family room and basement.
  6. Will second floor laundry have any additional insulation
  7. Rough ins for garage door openers. we will have our own garage door openers installed after closing.
  8. Windows in Garage??
  9. Outlets on gourmet island??
  10. Deadbolts/ locks on doors??
  11. House paint color. Will they leave some for us to touch up?
  12. will our basement storage have a separate door from the area where furnace and stuff is?
  13. Kitchen backsplash - don't see it anywhere in the MSS and it was there in the model.  could it be standard. I know they will say NO but doesnt harm to ask.
  14. Will they let us pick the Granite slab. I have seen in some blogs people were allowed when they chose Santa Cecilia.
  15. Location of hose bibs.  (don't want IN the garage)
  16. Can we change how the shelves are placed in the pantry. we would like ours to have a little more space in between to put our big containers.
  17. Will the lawn be seeded or sodded. 
  18. How much backyard space will we have.
  19. Attic access and can we change that. I saw one in kids' bedroom in the model and dint like it
  20. Will the garage be sheet rocked?
  21. What does the upgraded landscaping include.
  22. How many steps to the entrance of the house. We will have some because of the layout of our model. 
Thats all I can think of right now.

  1. When we were doing our house I made a lot of spreadsheets. Any question we had (and answer we got) went into a spreadsheet. Options we chose and their prices went into another spreadsheet, etc. I also carried around a special notebook just for house so I could write down anything I thought of and any answer I got.

    Reading every Ryan Homes blog I could find front to back helped us so much with our house. There are quite a few things I was told Ryan Homes did not do, but was able to get done by showing them the blogs. :)

    Ceiling - Rough or smooth (most probably its gonna be what they call knock down stipple ceiling)- I think smooth they wont "warranty" any seams and what not, dont do that please, so many people want smooth, but you will be every little mistake they make, these homes are like back in the "good ol days"

    Morning room door - Sliding glass or patio style (we have slidinng, wished for patio)
    Fan rough in in morning room - how will the outlet be placed on a sloped ceiling (you will need something in there, whether that or recessed lights)

    Extra support for wall mount TV in family room and basement. (we never found this necessary)

    Will second floor laundry have any additional insulation (please insist on it, i dont care if they say......you wont hear anything, BS, you can hear a mouse fart)

    Rough ins for garage door openers. we will have our own garage door openers installed after closing.( yes there will be a plug there, we also did ours AFTER)

    Windows in Garage?? (wish we would have done the door at the back of the garage, I dont know if i have ever seen windows in a garage, we ordered a door with windows in them)

    Outlets on gourmet island?? (one comes standard, wish I had one on each side though)

    Deadbolts/ locks on doors?? (yup)

    House paint color. Will they leave some for us to touch up? (yes)

    Will they let us pick the Granite slab. I have seen in some blogs people were allowed when they chose Santa Cecilia. (yes we did, from Troy Granite)

    Location of hose bibs. (don't want IN the garage) - (we like ours in the garage, its protected from the weather and its not an ugly eye sore on the side of the house, we also have one in the back of the house, make sure they place this properly and not like in the middle of your proposed patio or deck- same if you have an egress window, please put that on the side of the house, if they put it in the back it will be tough to landscape and whatnot around)

    Can we change how the shelves are placed in the pantry. we would like ours to have a little more space in between to put our big containers. (IDK,)

    How much backyard space will we have. (you wont visiualize this under they start)

(actually awesome question, think of this though, do you want your driveway to go to the end of the garage door or the end of the house???? that will also depend where your sidewalk starts. If you dont get that right the first time, you will have to dig up the sidewalk to widen the driveway, you can ask to talk to the asphalt guys and ask them to lay that extra strip, you WILL WANT THAT)

    There is so much to think of, I know :), I am trying to think of the most important things..................ummm, i made sure our flooring when all the way under all cabinets, and did not STOP at the cabinets, what if you want to replace those cabinets someday.

    Please upgrade your carpet one stage, the basic is so aweful!!!!

    Make sure they dont put your towel racks in stupid ass places.

    Outlets, make sure they arent in the MIDDLE of the walls.

    I actually need to make a list of things that I wish I would have thought of and post it.

    1. Thank you dwtimes2. You are a rockstar!! we are gonna have 2 recessed lights and a fan rough in in the morning room. And we can let go of extra support for TVs. We are not planning to mount a 90 inch TV anyways (does that thing even exist). we are gonna do the backsplash ourselves for sure. Might need more input from you :). we have a side entry garage, so the hose bib might be more useful outside for us. Our garage door has windows already so we are good I guess. And since we have a walkout basement, I believe egress window will be on the side. have to confirm though. flooring under the cabinet is an awesome question. I believe we are out of window to make any more changes. but when the basic carpet gets spoilt I will surely remember u warned me ;). Thank you so much for your inputs. please keep guiding us.

  3. They flat out told us no when we asked about the flooring under the cabinets. Bitter disappointment! Same neighborhood so if you get that request, please pass it along!
